Depending on price, there will be two plans to consider:Plan 1: Convert dividing wall (between living area and kitchen) to pass-through window, reface kitchen cabinets, remove/replace granite, remodel two bathrooms with tile on both walls and floor, relocate crawl space about 15 ft, some electrical work (may need to run new ground lines), and general deferred maintenance.Plan 2: Tear down dividing wall, add/install large island in center of kitchen, raise window height on back kitchen wall (raise about 6-10 inches, about 11.5 ft of windows), relocate water lines (moving sink and fridge), add cabinets, pantry, new flooring throughout home, and the rest of items in Plan 1 apply.

(I paid 41k recently for update kitchen to granite/SS, update bath, add 1/2 bath, add laundry room w/ wash sink & cabinets, new tile, hardwood finish throughout, new windows, pave driveway, garage door, exterior paint, landscaping and possibly other stuff I'm forgetting) there are many factors that could greatly increase this number, like floor plan changes, or crazy custom work that must be removed.So basically I set the budget...

My guess would be lath and plaster, given that it had a cabinet hung on it previously, but that seems like a lot of work to demolish and rebuild.

French Mocha on walls , and white enamel on all doors, jambs, moldings, cabinets,  repaired any damage to walls, replaced doors that were either gone or damaged. all 6 panel now.

I the case of a pool, the answer is no.To answer specifically what the value add is in dollars for each item is impossible, however, the best place to spend money to improve value above and beyond the costs of the value add are in kitchens, baths, cosmetics (paint, carpet/tile, cabinets, electrical and plumbing fixtures) and curb appeal (landscaping).Other value adds can be moving and adding walls for better floor plans, adding square footage, adding beds/baths, adding amenities.
