Around here a lot of homes the responsibility ends at the street or the curb.

Was using Google voice,  got a call to look at a property, and when I showed up there was a Code Enforcement vehicle full of my signs at the curb and an Officer with a $500 ticket.

Most of them need a face lift, updated bathrooms, kitchen, painting, yard, curb appeal, new lights and fixtures, etc,  I can line you up with the perfect person to get it ready for you. 

They're going to be willing to work with you.If the wife wants to sell because they're losing their shirt, then you're going to have more limited options with them from what I would guess anyway.But buying 12 in one fell swoop is going to be a really big boost to your portfolio.

We didn’t take them to the curb the day we moved because it is against HOA rules and we didn’t want our landlord to receive a fine.

For a first park, strive for what we call "stabilized with upside" which means a nice, safe, liquid park that you can still boost the NOI based on annual rent raises and filling some lots.

I’m 22 years old with no wife or kids so I would have two extra bedrooms I will most likely rent out to friends for maybe $250-$300 a room which can boost my monthly profit up to approx $646.Cash on Cash- 5.39% (I did $46 (monthly income) x 12 then divided that by $10,250 which is down payment and closing cost and ended up with 0.05385) correct?

If you are nice they will remember starting out and will want to help and will be candid about the price etc.If the price is too high and you made the mistake simply acknowledge that with the seller and apologize and ask for a price change.The outside appeal of the property is number one when putting out for listing syndication.Do not use a used listing sign as they fade over time.Buyers might think it's been on the market a long time.Instead have a brand new listing sign that pop with fresh color and add your star burst with the selling features on each side that ERA provides.Even if there is no activity on the listing do not get scared.Many times agents don't communicate with sellers for fear of hostility or rejection.Meanwhile the seller is pulling there hair out feeling helpless.Instead call them immediately and talk about the next step in your plan of action as a team to get the property sold.You might have to meet with them a few times but they will come around eventually after their emotions settle down.The property could look awesome on the inside but a dump for curb appeal.The outside needs to invite them in to stand a chance.You need to know if your current market is flat,declining,improving and by what percentage each month.You need to know average days on the market.You need to know any foreclosure notices coming up for the area.You can express to the seller that if these properties foreclose or get listed as a short sale it could impact selling prices and appraisals for the buyer.So "time is of the essence to get this property sold" so we need a reduction.WHY is the seller selling?

So it was costing me a bit, but due to super aggressive debt service.If I *REALLY* liked the property, AND felt I was buying something under valued, and it was negative only due to debt service or only until I added some value to boost rents, AND I could get some good debt on it.
