New Member in need off assistance

Hello everyone, My name is Dane Reed i am a realtor with ERA Reed Realty in plainfield NJ. I'm 22 years of age & got my liscense back in May of this year, needless to say im still kind of new to this lol. I currently have a property listed in South Plainfield NJ & im having a very hard time trying to get traffic in there. I have it listed @ 289,900 if anyone has any insight on different ways to get it sold or exposed, it would greatly be appreciated

Welcome to the world of real estate Dane!
What is your USP? Unique Selling Proposition? You gotta have something that no other house has. indoor pool, huge garage, movie theater, tennis court, etc... That is the first thing. But, it is hard to sell something like that if the home does not have a special quality.

So what can you do?

Owner financing!! You need to convince your sellers on short term owner financing. ( how to do this is a whole conversation in itself)
Once you can offer people some financing, you will get 5 phone calls per day of people wanting to see the house!

All of them are not good, but you will find one that is ready for the bank in the next 6 months and they will not argue the price or the condition of the home, they will just be happy that they have an opportunity.
