I split them into the two categories you said and I do fit within the 50% rule.All of the renters were all existing when I bought the properties (from the same guy both times).

The cap you're talking about refers to Title III investors, and the limits the JOBS Act currently has in place for this category is making it difficult for investments to get off the ground.

If I get something that gives me 15-20% CoC returns, then I'll keep my 7.3% loans for the full 10 years.The problem I might be running into (Talking to Lender Monday on what parts of my bonus's will be accepted for my income) is my back end debt, which includes student loans.
