How long has your rental Ben producing income?

I've also used Top Producer and Seize the market in the past. 

I use mail merge so that it specifically calls them by name and then references their specific property address in the body of the letter.

The long-trip to the mall or the outlet center might be going away, but people still enjoy getting out of the house and will continue to frequent these types of establishments within their communities.We can see the potential opportunity in retail when looking at the cap rates (the relationship between the income the asset produces and its price) investors are paying for the assets.

I realize it seems crazy that such poor rent to cost ratios can produce outstanding returns but they can and they have.  

A guy I used to rent to started the website called Gearbubble.com - before that he sold tshirts on facebook before anyone did it through teespring - if you're creative it can be a good way to make money - I've not a design bone in my body - but it's possible now to find people overseas that can get the designs to put on mugs, shirts etc and to figure out FB marketing to sell them.

These actions produced no results.

First mistake was that I never got anything in writing, second was that I took a chance out of "giving her the benefit of the doubt" that she  would produce this security (1200.00).

Income producing properties are valued based on cap rate, so from this perspective we should expect valuations to decline in the near term.
