First Time Investor - College Town

So I am a 19 y/o from Wichita, KS and I am attending college at Kansas State University. I have a little background knowledge in REI from a brief attempt at wholesaling properties in Wichita about a year ago.
After spending a year in the dorms, I learned of the ridiculous prices we are paying in the dorms and my first thought was to get a house and start house hacking! 

I am running into the issue of having NO CREDIT. I am in somewhat of a time crunch as we will be going back to school in August and my buddies are almost counting on me to come up with the property. 
I have already considered private funding to “go around” the banks and pay for the house that way, but I am here asking if anyone has any insight into what may be the best option for me in this situation. I have cash ready for a down payment, but not enough on my own to buy a property outright. 

Any advice will help, thank you in advance.

OK so not the serious stuffs.

Bro, ma man, bud,  try not to rush this. You really need to take your time and be an opportunistic predator. Note though, you absolutely CAN make opportunities happen. That is what marketers are. They make opportunities happen. But unless experienced, do not rush into a deal, because you will force the deal to look good when it really doesn't look good.

I know you are asking others for way to get this done before school, but try to reconsider, be prepared for this and know what you are getting yourself into and not as much getting the deal done before august at all cost.
