Only problem is that only about 1/3 of the crawl space was able to be inspected because there is a wall blocking entry and none of the attic was able to be inspected because there is a wall cutting it off as well.

At low temperature, lots of plaster will shrink and crack off old walls, for instance, heavily-worn cast iron drain piping will dry out even more and crack.

I also charged her for a re-key, which I think is prudent either way.Part of me wanted to keep her rent until finding someone else or for the month, but this property is a BRRRR and is probably the nicest house on the block after the rehab.
