The number of them is actually shrinking as they get carved up into condos. 

Hi All, My fiance and I invest in condos in Jersey City and we have had a lot of success since starting in 2015. 

They had major issues with lead times and hitting their deliveries which was annoying, but we have also experienced an issue with the large sliding window in our master bedroom (seems a seal exposure/draft issue) already within a year or so.So I won't be buying Crestline again, maybe not fair but that's my data point...

@Cameron Riley I live in Toronto, Canada and during the Great Recession I purchased a number of condos and SFH in Phoenix, AZI still have them today

As an out-of-state investor (Live in PA and have property in DE), we do our own property management (Short-term Vacation Rental Condo) - HOA does all the outside and pool stuff and we book, stock, and clean it ourselves...so I can't help you there either.   

Long story short an agent contacts me 1 day after the listing expired out of no where to let me know she is showing them condos.

I just bought a condo in a resort near the beach, which is valued at $300K, for $200.

This property has a full condo upstairs that I AIR bnb during summer try to attract long term rentals in the winter.

It could be renting out the extra bedroom to a friend, etc.If you can't yet qualify for a loan, and let's say you are renting a home/apartment from someone, and you had an extra bedroom, you could ask your landlord if it'd be OKAY to rent out the extra bedroom to someone, while you live there as well.But if you could get someone to help you get a loan to begin with, I think living in a duplex or a home and renting out the other sides or bedrooms, would be a GREAT way to get started.For now, dig into all the awesome resources on this side and LEARN as much as possible!

A one bedroom duplex which has been updated and ready for rent since October, still empty but a Section 8 tenant due to move in to one side.
