It'd be a bigger investment to finish the space into a bed/bath type of deal versus a kid's playroom - but in my market it adds $400-500/month for something like that.In either event, if you have tenants in there, consider that they probably won't pay a substantial increase.

Just make sure to properly bed the tub as they flex when filled (can cause cracks in the caulking/grout where the surround rests on the tub.I agree the painted steel tub will scratch and possibly rust.
