Anyone renting mobile home in the Arctic? I have seen a few mobile homes that where 1700sqft three bed units with purchase price around 15k with some remodeling already completed and 1-3k more needed to be rent ready. Rents for 800-1000 per month. Am I missing something that should deter me from a property like this?

@Andrey Y. Fairbanks has a roughly 100k people in the area but it feels much smaller. Local military bases and transient nature of the work force up here lends to good potential for creative buy and hold investors.

@Trevor Burns Mobile tends to have a lot more turnover. Also if you need to finance that can be difficult. Most lenders will only lend if the mobile home comes with the property it is on and is only so old. Mobile homes are a depreciating asset, so depending on what your specific strategy is for the future re-sale may be challenging. Having said that, I know people that make a lot of money with mobile home type investing. Pros and cons to every niche of real estate investing. Check out John Fedro on BP.
