Truth is you can find deals in any market.

Truth be told I bought them because at that time I was full of youth and steam and making more money than I ever thought I would be capable of and assumed that I could do no wrong, ( I blame a type A personality and youth,).

I look for reasons why additional financing was needed, because truth be told, it's much better when a deal does not need to resort to any kind of mezzanine debt or preferred equity as these are very expensive forms of financing/raising capital.

The property was on the North Yamhill River west of Yamhill about 5 miles, Id like to say the appreciation was apart of my investment strategy but truth be told that was luck, I was betting just on the rehab. 

I wish none of them any harm either BTW, in fact I consistently get flamed here on BP trying to keep the newbs out of harm's way by mentioning the inconvenient truths that they don't want to hear, but these are the facts on how it normally works ...

I predict exactly ZERO tenants will ever be prosecuted for perjury related to the filling out of the declaration form, regardless of whether they fill it out truthfully or lie through their teeth on it. 

Like a politician, he either knows the truth and is lying or he's an idiot.   

After a year or so of experience, you'll have enough experience with the software to determine whether you should stick with it or look for something new.Keep in mind, you will never find perfect software and you may need to augment it with a different system.

Ain't that the truth, brother! 

I've also considered getting a construction loan but in truth haven't looked into it yet.
