Best location for Texas rental investment property?

Looking to invest in the Texas market, but I need to know which are the top areas/neighborhoods for non owner occupied rental property.

I am investing from California, so any advice on long distance is appreciated!

So far I know from David Greene I need the core 4

Property manager

Contractor

Deal finder

Lender

Texas is a HUGE place as is your state of California.  Nobody is an expert on the entire state.  Take your time and focus on an area as you can find a deal in any area

I see these type of Core 4 posts.  The reality is, say you picked Houston.  The people that could help you in West Houston would not do a great job in East Houston

Take your time and do the research.  Take a trip or 2 to learn some areas
