And, that you can afford the payment without the use of rent, then I would say 3 months of the full payment, if you need the rent or a big portion of it to make the payment then 6 months would be enough in my opinion.

If you can, work out a payment plan for them to pay any of the rent they can't afford to pay over the next few months.

My point is, if I could make more income or sell my investment property for a good return in a few years I could just keep renting (2k a month) while gaining equity in the investment property and ultimately be able to afford a more expensive personal property.

Seem like B class is the way to go during this time...C class: no job, can't afford rent and I can't evict so at least a few months of no rent coming out and mortgage still need to come out :( and  A class : no Cash Flow.

Im not sure but perhaps i would describe Tulsa more favorable as a reliable, predictable, and affordable buy and hold long term rental market; while DFW more favorable as a market with pockets that still have nice growth potential for buy and hold rentals and heavier appreciation potential.
