Down town is a good neighbourhood and the most expensive of jersey city neighborhoods.Jersey heights.Heights is a ok neighbourhood and most likely the second safest JC neighbourhood.I have seen new constructions and updates in west side area but still may not be a very good area.Greenville is relatively inexpensive and can offer good cash flow but not a very safe neighbourhood.Hope his helps.Thanks,Vijay

I am wondering how West Fork would be for a buy and hold house.

Probably will start with Philly since I have a few deals I'm looking into in West Philly.

I'm an agent here in the west coast looking to expand my knowledge into investment properties and finding the deal.

Hello Rick, I have been investing in low LTV trust deeds on the West Coast for a while now.  

For example, we are:1.) currently finishing up flips in West Seattle and Issaquah2.) want to meet a new wholesaler and contractor3.)

I know the pricing may be tight given how expensive the market is in our desired areas but we could consider anything near the Mount Pleasant and West Ashley areas that are nice areas to live but within a 30 minute drive of downtown.

Anything West Washington Blvd gets into lower quality homes, tenants, and rents are lower.

But I focus West Hillsborough county and Polk county.
