I'd say for the next book, you should check out J Scott's two books for sale on the Biggerpockets store "The Book On Flipping Houses" & "The Book On Estimating Rehab Costs".Corey Jacobs Challenges are doing your due diligence/market analysis thoroughly & making sure you have good property management in place(with a well written contract).

In relation, the contract was $10k on the 4-story building that was being torn down with a crane in Philadelphia that recently made the news for collapsing on the neighboring Goodwill store and killing 6 people. $10k for that kind of demolition struck me as cheap, and perhaps it was a cut rate contractor.

Within the last 12 months, he's thrown loud annoying parties that have driven another tenant to service notice (where said departing tenant stated that annoying tenant is the reason why), been physically intimidating (not touching, just violating personal space) to my property manager to the point of her quitting, violating lease terms by keeping a pet and refusing to get rid of it after being served notice, and breaking into a locked free-standing storage shed to store his own items inside and listen to music with friends without my permission.Hired a lawyer (who I am slowly coming to realize, despite strong online/avvo.com reviews, may be not great since he is not super-great at forewarning/forearming me), and we are in the thick of it, with filings, answers, and summary judgement notices.

Yeah I'm currently using Excel and word as well but I need something a bit more comprehensive in order to store all of the data I need about a lead or deal I'm pursuing and working on (respectively).
