We screened the new tenants last week and signed the lease this weekend...in 19 days.The existing tenants are very nice and even planted grass in their 1/2 of the yard....straight down the middle!  

Have you had to decide between covering up surface issues, or fully removing older materials to get the old funk out of a building.I know it is going to be way cheaper for me to just keep things as it is - new paint and a small bit of patching and the walls and ceilings will look just fine (I plan to rent this between $1000 and $1200 for a 2-bed, 1-bath SFR with a great little yard).

We use postlets.com, craigslist.com, vflyer.com, and signs in the yard. 

Then i'm going to subdivide the Back yard and build another house on it.

But at $475 a month, you can walk 100 yards to the corner Laundromat.

When you get to individual city type lots, maybe someone back in the day wanted an extra large yard so they bought 1 1/2 lots.

You can't drive 100 yards in Los Angeles without seeing a bandit sign.

I know an investor here who gave away a house on Hatton Street, in contrast there are some beautiful homes on Maple Street although they are probably less than 100 yards apart.

It's in a prime location &  with a big front and back yard so the structure is already a tiny fraction of the total value.
