For Multifamily, to get started I recommend the Multifamily Mentors podcast within Bigger Pockets (there are numerous other multifamily specific podcasts and You Tube channels as you start your journey but this will help get you started) as well as a number of books - The Best ever Syndication Book by Joe Fairless, Lifetime Cashflow Through Multifamily Properties by Rod Khleif, and Financial Freedom Through Multifamily investing by Michael Blank). 

@Michael Keane typically it's hard to negotiate as most lenders are quoting you based on a rate sheet, matrix, and their guidelines.
