1st... in my experience, some lenders calculate the way Justin R said, and some don't... so you have to shop around, or find a mortgage broker who works with investors... this is what has worked for me.Seller finance?

What I'm looking to do is assign payroll numbers to particular projects (classes in Quickbooks) so the cost of that payroll can be included in the total cost of the rehab project rather than just in lump sums on the business.
