Hi Account Closed, Never done it, but everything I have heard and read is that it is almost identical to residential and often cheaper, you just want to make sure you don't over rehab.

Yes there are a couple of issues.As for the twelve months of cancelled checks they said it was for verification of mortgage payments.

The affidavits will then be reviewed by title company's underwriting team, and if given the green light, proceed with closing.The affidavits will prove to title company who has the legal authority to transfer title and identity who has an equitable interest in the property. 

I believe Nevada is better for Identity protection/anonymity, Not legal corporate veil penetration protection.

I also will contact the Apartment Association for Los Angeles which claims to have advocates that represent landlord rights and can provide information, which I will then take to a real estate lawyer for verification.
