The amount of time was due to COVID shutting down the courts and making us wait on title.

Don't be cheap and always hire an attorney when terminating or evicting a tenant because there are too many laws to deal with, too many changes in laws and a decent attorney turns over every stone before filing for the eviction in court.

The sooner you file the notice to evict, the sooner you can move the courts to move your tenant if they think they can just stay.Be polite, but business-like.

Overall this couple seems to have too many complex issues and I will let them look somewhere else.

Condos usually have hard owner-occupied percentages they have to meet and you might not have that opportunity, unless the condo is specifically an investor complex.
