Make sure your tenants know and feel comfortable that they can text or call you with any questions or concerns.

Getting a loan letter from them could make the seller feel comfortable with you being able to close.  

We're looking for land in the Pineville/Indian Land/Fort Mill area (3-5 acres), and also for some rough estimates on cost to build a small church with about about 150 seats + 6 classrooms.Recommendations for both land and a good/affordable commercial builder are much appreciated.

I'm not personally willing to go there, but if you have experience in those areas and are comfortable with it then it may be possible.Also, class Ds will likely need rehab, so you may need to lower your sights to 2/3/4 plexes.

In general though, if you're able to buy cash, do the rehab with cash (and avoid a "back seat driver" - IE the lender - during your rehab), that is ideal. 

It's up to you and your knowledge/comfort that there aren't any serious structural issues.  

Then I would suggest putting in an offer with an inspection contingency to allow you time to visit the site/area personally, but giving yourself the ability to back out if you aren't comfortable.
