Investing with cash on first investment

Hey guys,

Im getting ready to take the leap of faith and I need some quick advice. We bought our first home back in 2011 and we built quite a it of equity over 100k.  I plan on taking 80k of that out with a refi and start investing.  

I've been listening and reading a lot lately and I'm on the fence on whether I should split that 80 into multiple downpayments for smaller properties or invest in something larger like a multi unit deal.
