I found a vacant 4 plex close to my house (Athens, GA) that has the flooring ripped out and looks like it has been sitting empty for a while.

Could an FHA loan with 3.5% down be used to purchase a 4-plex?

My idea is to 1) buy a lot with a VA land loan, 2) build a 3 or 4 plex with private money, 3) move into one unit and lease the others, 4) refinance to traditional fixed ratelong term financing using rental income to help qualify for the refi.What is the seasoning period of Rate and Term vs.

5 plex?

If you can find 4-plexes that ARE less than $70k, and DO rent out for $2,150/m, then I'm asking: what on earth is wrong with them?

How do you determine ARV for a 3-4 plex in a small community when there are no comps?

It's a 4-plex that is fully occupied just minutes away from a large university and lake.
