My CPA told me to just record a journal entry for expenses bought from personal accounts or credit cards as an Owner Contribution in my accounting software.

How much do the about 11 units bring in each month and how much does it cost each month to make this happen, EXCLUSIVE of paying the owner carry?

Friend's property that Mkt value (zillow estimate $246,000) owe around $90k owner is currently 3 months behind and MAY want to get out ....investors or partners or ????

I don't believe I can get 203k loan for non owner occupied properties.

Bought splendid home at sheriff's auction after foreclosure; now (in Oregon, at least) the previous owner has 180 days to redeem the property, paying me (via the Sheriff, I guess) the auction price plus change.
