The property needs about 5k in unanticipated repairs based on the inspection, there is a special assesment of $165 that was not disclosed in the contract, the roof on the building needs to be replaced and the association does not currently have the funds to repair it properly hence the special assessment.Long story short I don't want to walk away from this property because these are all issues that can be addressed so I countered with a lower price based on this new information.

Another notice says "Mortgage Contracting Services" with address and phone number, but also states the MCS does not have sale/rental info.I pulled some information on it the property to find that Chase Home Finance owns it and it was foreclosed back 2010 ( from what I can tell).

FIRPTA withholding requirements may come into play, depending on how the ownership is structured, so make sure that you address this issue when speaking with your tax/legal advisors so that you know what you will be confronted with upon exit/sale/exchange off the properties.

Even if you haven't "overhauled" a facility before, you should consider preempting a potential investors objection by putting this out there upfront and addressing the concern before they bring it up (if this even applies, perhaps you overhauled the ones you have...all the better)If you are willing to do all the work, there may very well be people that you can sell on the idea of putting up all the money.
