Now I could be wrong, and maybe investors do find these resources useful... but to me these places kinda feel like the "duh, everyone is going to check this site out" and therefore there aren't many deals.

You don't say where you are located, but doing or saying the slightest wrong thing can have crushing consequences for you. 

@Luke Farrar sounds like but and hold should be first and maybe you should add flips later.There is a lot less that can go wrong, generally, with a nice safe B class buy and hold that is close to turn key or needs a light value add.

I don't think we can go wrong with any of the options I listed above.

There is nothing wrong with wholesaling. 

If you wanted to refi your primary to get a lower interest rate anyway, nothing wrong with going that route either.

Btw the reason you're finding contradictive information is because there is no right and wrong way to invest as long as you're making money, so no one is going to agree on anything 100% of the time.
