New to the game. Need advice

Purchasing two rental properties and need advice. How do you go about meeting new tenants? Should I have them sign new leases or just enforce the current ones? I'm fine with the current leases. Any other advice the you can lend would be much appreciated.

If they are under a term lease with a specific end date in the future, you must abide by that existing contract until it expires. You can give them a new lease with an effective date the day after expiration and they can choose to sign and stay or to move out at the end of their current lease.

If they are on a month-to-month lease, then you can make any changes you want with 30-day notice. Check state laws because some states require more than30 days notice.

If they have no written lease, then they should be considered a month-to-month tenant.
