Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

I also recommend planning ahead for problems: unpaid rent, tenant breaking the lease, abandoned property, lease violations, etc.

An added bonus is I'm not swarmed by day laborers, as well as my trucks don't get broken into.

I do not agree with those saying "just move on", and here's why: they will undoubtedly do this again, and we, as landlords, owe it to our fellow LLs to help each other.Although you may very well never collect the money owed you (But you also may get at least some, read on to see why)....there is another bigger reason to go through the Small Claims process.

But since this wasn’t the initial plan, I already placed the home in an LLC about a year ago, will that prevent this rule from being valid?

If this is true, I'm not sure it will align with my lifestyle since I plan to live in the property for a year or two.

You might want to see what others have to say.If you want to go the guru route, research some others as well.   

I recommend for out of state investors to buy in a class B or A area and a nice well occupied building.
