There is no backyard fence, there is no landscaping whatsoever (it IS really ugly but, the ugliest house on a nice block.), there is a water leak in the yard, the ceiling in the bathroom collapsed from a storm (the insurance company half-assed the repair), now the roof is still leaking and there is water damage on most of the ceilings.

I usually chase down HUDs since there are a lot of nice properties (less than 5 years old in good condition) right now in central Texas.You can also find movitated sellers on resales to find good deals that can be equal to or better then the HUD deals.I have attended a few first Tuesday courthouse foreclosure auctions just to watch.

Instead of replaceing the windows I thought about just repairing them if the windows are still in good shape and they just need alittle fixing up paint wood puddy maybe a weight fixed. what is everyones thoughts about trying to save the windows.

I have come across several properties that are badly in need of some work, but could otherwise be very nice properties.

It may make a difference where you're from but here nice houses/apartments in great locations are gone quickly.
