If you have $35,000 it is much better to use that to actually buy a property or be a private investor for someone else's deal who you know and trust, or to joint venture with someone on a deal.

I agree on deals also, they are like street cars one is always on the next corner.. but you have to have an open mind sometimes you have to venture out of your core competencies what worked 3 years ago might be saturated and you stay ahead of the mass's when your looking for new investment opportunities..
