I would question the system's integrity if these cost savings aren't sought after, or better yet they're being achieved but not passed along to the end buyer.

It gets pretty darn cold here with long winters, and my assumption is that it might get slightly colder in Bozeman but certainly not on an order of magnitude or in a different stratosphere.A few things that can require adding some size to your unit:if your blower has to push the air to 2 (or more) separate levels that can stress the capacity of the unit.  I

At the end of the day if you're able to achieve the same result but keep more money in your pocket, that'll allow you to scale even faster. 

Those are options for financing that don't involve the banks and may make it easier to achieve while you search for your next job. 

The tenant is also financially responsible for paying rent until the unit is re rented and a new tenant has moved in.

Purchase price $240k with a 203k FHA loan so all in loan amount was about $270k, negotiated closing costs coverage so my total cash to close was about $10k - interest rate of 2.75%. 203k loan was mostly for exterior renovations and I put about $12k out of pocket into renovating the upstairs unit.
