You trust your new 'team' on the ground.You have no idea how to manage a property with the low quality tenants.You buy in an area no PM will manage,You hire a PM that takes what little money is paid for rent for expenses or fees.What can not go wrong?

How do I go about doing that without just trusting the seller will give it to me or whatever? 

Maybe by looking for some kind of a hit out of the park, you pass on some decent deals that will cash flow in a matter of months (with some creativity).Trust answering those questions will help - always like to offer a contrarian view... 

The kicker for her was when I told her how much money we had in the stock market and letting her know that if she can trust me with X in the stock market, she can trust me with Y in real estate. 

Yelp and Angieslist I trust more as . they actually use algorithms to filter fake reviews.

I personally use State Bank of Lizton, but Hendricks County Bank & Trust, Citizens Bank, Elements Credit Union are all good local entities.

I'm looking at purchasing a property subject to an existing Deed of Trust.

Questions: - There was no previous lease given to this tenant- everything was based on trust with the old owner.

Do you find an independent, trusted associate or inspector in the area?

I learned that you can't always trust people, especially when they are behind in rent.
