I currently have one rental here in Colorado which has been doing great but prices have gone through the roof for buying anything new at the moment.I am looking at Multifamily and also BRRRR single family homes.I am planning a trip to Florida in the next month or so and would love some pointers in what areas I might start looking. 

For me, it's where were people taking trips before covid stir crazy, during all economies, and the local economy enjoys the people coming in.

Here is some background on this property: it is a duplex in Elizabeth City, NJ; It is within walking distance from the airport and the bus station that takes you into NYC; the current owners live in both units and are willing to pay rent if we agree on a price.It may be more profitable to turn it into a short-term rental.

My wife and I are going there on a vacation trip, not to purchase property.

It will cost you at least $10,000 to get to the Supreme Court and filed.At least two trips to Belize at $3,000 total per trip.  

A simple system might be using SW paint and using free delivery so you have one less trip to pick up materials.

Makes sense, as they are paying $1,575 in a nice area of Seattle, on the rapid bus line, secured bldg, W/D/ GD, DW, Stainless/Granite, WSG paid, 10 minutes from downtown, in a fully updated unit with storage locker and two off street parking spaces.

Of course all feel as though a trip redo is in order and every bit of the sunk cost of this trip should be claimed.    

Dealing with property condition - will likely have to make 2-3 trips there a year to inspect.
