Sometimes you can also tell by the method of payment used as well as the listing brokerage.Here if you ask a licensed agent for sold 'Agent Complete Listings' for your comps you will also get who the listing brokerage was as well as whether or not the buyer purchased with Cash, FHA or Conventional financing.For instance I know if the listing agent was anyone from 'SellState Property Solution Realty' or 'NJREO' and was a 'cash' sale then it was likely an 'as is' deal picked up by a rehabber.

Anyways I got the pictures together and here they are.Here is a list of what we did in the kitchen- Remove 3 layers of flooring- Laid down underlayment to cover up imperfections in the floor- Refinished white formica countertops with Rustoleum Countertop Transformations - http://countertops.rustoleumtransformations.com/- Used Deglossing solution to prep cabinets, and then painted cabinets- Sanded cabinets because deglossing solution didn't work and the new paint was peeling. - Painted the cabinets a second time- Installed Trafficmaster Allure Resilient Vinyl Plank Flooring in Sedona- Installed new trim- Bought a great sink at auction for $85 (retail $500+)- New Faucet- Installed Bar Pulls in Satin Nickle and matching hinges- Painted kitchen and new trim- New Frigidaire Range- Refinished front of Dishwasher with Rustoleum Epoxy Appliance Paint.

I would definitely obtain legal advice on any solution other than tenant moving his own belongings himself in a timely manner so I could repair my property.

We need a better model for landlords who want to delegate property management and not get ripped off in a continuous cycle of getting bad tenants put into out properties, they leave, there's damage, the PM uses THEIR contractors at inflated prices, the landlord gets yet another fee for placing yet another weak renter...I hope this breaks out into a good discussion about PM's and their contracts and who gives the landlord a lower total cost solution.

That's just one example of why you must identify the source of the water.If your problem is high ground water (rare in the West ), then really truly the correct solution is an EXTERIOR French Drain.
