Every submarket/micromarket is so unique, it's hard to know what your's can support when it comes to retail, and what it would be like to deal with those types of tenants, especially small business owners who may operate on a razor thin margin, like most food/coffee businesses do.

Maybe consider holding off until rates drop or finding a property with better numbers.

This way in 30 short days you can have an attorney or eviction service file for tenant holding over and get him out that way.

I think it’s the worst option overall, because you have to replace it every few years and it holds water and smells.

You can also directly partner with flippers but that typically involves a higher degree of risk, and is typically less passive than just holding a note. 

Do you want to take on the large project of a flip and sell, and walk away with a lump sum of capital, or do you want to buy and hold -- putting in the needed renovations to make it renter friendly and then getting a tenant into the property to pay off the asset?

On the good side I know they offer generous returns and have relatively shorter hold periods on some offerings.I know a few folks who invested with them and overall pretty happy with the outcome.
