...what Mathew said much more eloquently than I said.I'd add as a measure of caution...talk to the BK attorney prior to entering into the contract, not just prior to closing, as you may be sued for performance or at least liquidated damages if the buyer went into contract with you in good faith and you ended up having to back out.

@Peter Kopchik  Unfortunately, once the lawsuit is filed, any measures to move assets are looked upon unfavorably by the courts.

We actually tried that since I was replacing all of the doors with new prehung 6 panel doors anyway and when we took the measurements with everything off I still couldn't find a washer and dryer that would fit through the opening into the basement.

Measures about 2' x 3'I checked Home Depot, and they seem to have parts you can order (the spiral window balance), but they do not carry them in store.That is where there is a problem.

Modular, Manufactured- for comparable stick home, the quality for both is superior, as fewer/no  mistakes are going to be made in measurement, cutting, etc.
