There is a house near me that was owned by a high level drug dealer, so there wasnt any street level type warning signs.

Hi Josh a couple of things  you said yourself your gut is saying pass and since it is your first deal your not sure if it is just butterflies or not, always listen to your gut and as you do more transactions you will learn if it's just the excitement of the deal or a true warning.

Had about 30 investors at the last one on-site at David C. warnings on watching out for Berkeley rent control, along with Oak land and SF.

However, I have been warned most distressed sellers/wholesalers will shy away from the slow tedious nature of a 203k.

For the vets out there, what advice/warnings would you give for those interested in flipping (particularly for the state of Pennsylvania)?
