If it’s a 25 unit building - I would not as that will spread like wildfire and every little thing people will want concessions

If they don't accept your offer so be it and do it again.You can't predict if this market is going to stabilize, crash, soft crash, hard crash, gradually rise, or become a sellers market again.Or 1031 exchange the property into a larger one in the future.Most keyboard jockies are always scared to make a move and are spreading fear. 

Interesting property.  100 yards of stone at $10-20/yard plus the cost to spread, $3k?  

I have carried back seconds when I sold, and really liked that I could have the bulk of my cash back, and get the installment treatment (i.e. get my cash back over time) which was great for spreading out the capital gains. 

There are a few STR's in my community but the community is pretty spread out so it possible they are more than 400 feet away. 

As a broker who's closed deals with a lot of private lenders, L1 is spreading false claims.Some lenders require LLC's and LendingOne is one of them.

My deal spread has been relatively even amongst all the marketing I do which is why I like doing all 3, ppc, cold calling and texting.
