I've had my eyes on a few spots an noticed some urban areas that comps are starting rise.

I ran some numbers and with a 10% down payment on a ~ $600k home, I would be a 40% equity right around 15 years (no appreciation assumed here.. you were spot on).

Also, they ask LOTS of questions, and every detail has to be spot on.

But Doug is absolutely spot on that Ogden has experienced 4-5 decades of exuberance and bust and subsequent cynicism.

Appreciation on this hot vacation spot has been 15-20%.

I prefer to keep as much of it electronically as possible.Yes, there are some receipts that I do not bother scanning, but for the most part it is paid via check or credit card which feeds into Quickbooks.All HUD-1s, agreements etc are stored electronically.Files are backed up in the cloud and on an external drive.
