I remembered your post on this topic.City of Naples is strict and recently cracked down on a lot of STR's during season.

But pretty much everything will stay rented during the season.

I found a bank that would do a cash out refi with no seasoning  + on ARV.My question is: Purchase price: $31,500Expected Rehab: $3,000Expected ARV appraised by the bank: $42,000Land value on tax assessor's website: $11,500Is my depreciation basis 31,500 - 11,500 = 20,000?

Skunks are relatively peaceful unless its skunk mating season then there is drama. 

Now or next tax season?  

I cant say that ive been actively looking for a new CPA, especially with tax season just wrapping up i thought i would give it a few weeks to calm down and start calling around.
