and unfortunately, with rates and prices high, it has just gotten very, very tough to cash flow on long term rentals.i browsed a few other threads you started and it sounds like you already own your primary residence and are looking to get started in investing. 

we purchased the home at a 3% rate and have owned it for about 2 and a half years.

We have a local credit union at 1% origination and 7.25% rate, plenty of good locals at a point and prime plus one, and some good local private lenders. 

(Floating rate loans, with no rate cap) 

I see rentals go from 150 - 450 / night depending on a site and condition of a place and season.

How did you get approved to buy this as a single-family if you need roommates, especially with these rates?

And non-onwer occupied rates are closer to 8%.

Depending how much you earn you can step up those savings by getting a side-hustle.
