In general funds are a lot harder to raise funding in to and provide quicker access to capital. 

That has to do with the ability to get in the market ASAP, maximize leverage, gain experience, create a network through frequency, and exchange equity into larger assets quicker.

DSCR loans have a lot of positives (focus on the property and less on the borrower, easier / common sense underwriting, quicker closing process, etc), HOWEVER there are many other products for first time homeowners or investors.
