First Month's Rent Free

Need some input on whether or not to try this. I have a SFR in a class C- neighborhood. The property is one of our least desirable. It has been available for rent for about 2 1/2 weeks with very little interest. My other properties have rented in about one week with numerous inquiries and several applications. I do not want to lower the rent on this property so I am considering offering the month of December rent-free, with a security deposit, of course. Has anyone tried this? Know anyone who has tried this? Any input would be appreciated.

I never give discounts, it tends to attract lower quality applicants. For a C class property try offering $25 worth of lottery tickets at lease signing. You need to appeal to their addictions.
