I don't know how your after tax income is higher than your pre-tax income.

I recently used both SoFi and Discover, both did the pre-qualification on-line stating what my amount, rate and payment would be. 

One will eventually work out for you....It doesn't hurt to be picky either, may take ya longer, but you will get a better property

Currently, you don't know what you don't know, so it might take some time to work out your deal criteria and market research...For instance, looking for a cash on cash return of 10% is a good goal, but what about appreciation, hold periods, unit type, unit class etc...how does the 10% COC tie into you personal goals for investing?
