California rental property air conditioning
My rental property is in Riverside county which is hot 6 months out of the year. Previous to renting it was just me and my wife and we did not use the air conditioning much. We have 2 tenants right now and 2 more move in September 1st.
house is 3600sq/ft 5bd3bth with two 3 ton ac units. Right now we are averaging 55kwh/day driving the electricity bill up to 400 last month.
My issue is that even though the electricity will be in the tenants names next month when we move out if they run the ac 24/7 our bill could be upwards of $2000 a month. I am installing WiFi controllers for both thermostats so I can monitor and also purchase a cheap wall unit for their bedroom. Renters in there are a couple who are unaccustomed to the cost of cooling a big house. They are scared of the potential bill and will hopefully keep the use down.
Going foraward I believe the only way to go is solar. It is hard to market a house at $1050 a room when the upstairs is unliveable during summer months. Would love to hear what other people have done to navigate this!
