I find that Tenants want to live in a house or especially apartment and not do a thing to clean and maintain the place, until it is so dirty that they can't stand living there and then just move.

(caveat: of course when you reach FMR, this becomes more difficult to do)In either case (SFR / MFU) an investor weathers an adjustment in the RE cycle by standing pat and just waiting it out, after  all, even with a value downturn, the NOI is still flowing.
