Need to pick your expert brains.

Pick a market where VERY few people live and a TON of people visit.

I'm a digital marketer and investor that has helped several agents dominate their markets and then grow to have their own brokerage.A few things I noticed between the successful and unsuccessful brokers are:The successful brokers found a niche whether by location, housing type, or by client type (i.e. they only work with investors like those on BP; really the best niche because investors don't usually need hand holding and we don't care what a place looks like.)They work with agents that also pick a niche.

The next step will be to pick a market that you want to invest in and do some market research in that area.

Also with a duplex, you may need to hire someone for lawn maintenance, snow removal and garbage pick up.

Pick your battles : ) 

I picked up a duplex that's currently occupied Sept 1st and I'm currently closing on a vacant unit.

Especially if I am OOS and trying to pick a market to invest in.

I am in my early 20s right now and still living at my parents rent free.I have the idea of moving into a duplex for the 5% down and renting out the other side however the market is very slim picking for single family homes let alone income properties.
