My objective is to not take the property back into REO and instead, entice 3rd party bidders.

I hear that being one of the biggest objections to hiring your own crew.

I've been using Real Estate Elite to organize all my buyers/sellers, agents, etc, and properties. 

I have a real estate degree, so all I need to do is take the exam and provide a copy of my transcripts to get my license, but I haven't done it yet out of fear that having my license will interfere with my career objectives, which is to focus on investing in the commercial sector and  providing advisory services to my development clients.

So, you might want to gravitate toward an organization in your state.

I've been listening to BP podcasts for about a year and a half now and because I have the shiny object syndrome, every investment strategy that I hear about sounds achievable to me.

In the low cost neighborhoods like this you'll be hard pressed to find a well organized contractor doing enough advertising that their message gets all the way out to you.

I am looking for a good spreadsheet and/or calculator to organize this information .

I still work at organization but contract ends in June.
