What is your foolproof tip for adjusting strategies during high and low seasons?

I am always looking for tips and ideas about issues that investors run into.I purchased my first investment property last month and the first problem I ran into, wasn't with the house but the seller!!

My plan was to live in this property and save up a down payment for property #2, move to property #2 and house hack while making property #1 a full rental.Property #1 has a 4.25% interest rate and has also appreciated significantly (online estimates say $25,000-$40,000 in appreciation) which is a great problem to have.

I've read a couple formulas within Jamil's "How to Wholesale Real Estate" book, but fix and flip buyers typically would prefer an estimate of costs before looking at a contract and i would like to be able to give them that to add value to potential offers.Any tips/resources are welcome as I have just started my real estate journey.

You can ask for tips, but don't take a predatory coach. 

It's likely reversing course as we speak and on track to appreciate again in 2024.
