This is my first essentially official mortgage.I applied at Quicken Loans for refi of my first investment property that I had bought cash.

I was told by a securities lawyer today that this would make it NOT a security, but he wanted $5,000 for an opinion letter to officially state this, which I'd rather not have to pay for a couple hundred letters.Does anyone have any real world experience with this?  

Officially this is a 3 bedroom 1.5 bath townhouse, but it has an added room that qualifies as 4th bedroom, plus a finished basement.

You need to get familiar with their online Official Records search.

Another method I was told about was to just ask a realtor, in your state of course, for a contract so you can submit an offer, not all of them will send you one, but it was pretty easy for me to find one that would, then you've got a realtors contract (official).

That was it as far as I remember.Are there any other things I need do legally as far as transfering the tenants interest or official notifications.
